Should I finance my landscape project through my mortgage or use a personal loan?

For substantial projects exceeding $30,000, many of our clients consider mortgage top-ups or home equity loans. This is because typically they offer the most cost-effective financing with rates ranging from 4.5-7% compared to personal loan rates of 7-14%. Extended repayment terms (up to 30 years) reduce payment pressure, and interest may be tax-deductible for investment properties. However, increasing mortgage debt requires careful consideration of your overall financial position and comfort with property-secured borrowing (again, this is not financial advice and you should speak with a financial advisor). Personal loans have suited many of our clients as they suit smaller projects ($5,000-$25,000) or situations where you prefer keeping landscape debt separate from primary mortgage facilities. They offer faster approval without property revaluation requirements (in most cases). Regardless of financing method, ensure monthly payments fit comfortably within your budget whilst maintaining emergency reserves – the last thing you want is to be looking at an unfinished transformation. Discuss financing options with your mortgage broker or financial advisor early on to help identify the most appropriate approach for your specific circumstances.
